Brilliant break for the family by the sea. Two minutes from the beach. Cant believe how quiet it is at night! House and facilities were just right for us. Welcome pack was a lovely surpriseeven containing doggie treats. Great communication from the owners. We were made aware of an issue with the hot tub prior to arrival which was fixed during our stay. The owners went out of their way to ensure we had a great experience. Would recommend 100 Grandkids gave 5 star review for the holiday We will be back.

Location of the property was ideal and the parking for 3 cars was a real bonus. There were some issues with cleanliness previous occupants had left dog poo in the garden, messaged the contact number but didnt get a response, we had cleaned this up ourselves but feel this should have been checked prior to our arrival, particularly as we had children as part of our booking. Some areas need more cleaning eg sofa crevices!. There is a constant light in the upstairs bedroom, which you get used to and is presumably safety related but is a little annoying initially. The outside bins were also already full when we arrived. The welcome basket was lovely and we overall really enjoyed our stay, Mablethorpe is a lovely seaside town.

We had an absolutely lovely stay at the beach house, its the perfect location and great for larger groups! The welcome basket was a lovely touch. There is ample parking and the house is fully equipped with everything you need for your stay! The hot tub was enjoyed and the outside area has a lovely big table to sit at where we enjoyed some great family meals. Overall some lovely family memories were made here thank you so much! Just a few little things to note Unfortunately when we arrived, the toilets were not clean not even flushed which we had to clean ourselves and the property itself could do with a little TLC. There was a smell of dog throughout the house which as nondog owners was a little offputting but we knew the property was listed as pet friendly but this could be something that could be considered with the cleaners to help neutralise the smell a little.

Fabulous stay had by our family. The Beach House is brilliantly located as close to beach, shops, entertainment everything you could want from a seaside holiday. The Welcome pack was full of lovely treats and much appreciated. There was an issue with the hot tub during our stay but the owners responded quickly and tried to sort it out as soon as the issue was raised. We lost a couple of days use of the hot tub due to the power issues but this was outside of their control and didn't take away from what was a lovely holiday. We will definitely be booking again.

A great property for families. This was our second stay, having been a couple of years ago. The property is now in need of a little renovation, but i would still recommend it for its location to the beach and local amenities and attractions.

We had a great stay, and the welcome basket was a lovely surprise. The location was excellent, and we enjoyed the hot tub most nights! My grandma struggled a little without hand rails in the showers and the upstairs sink seemed to take a while to go down, however we would stay again

The location of this property is brilliant, especially for grandchildren, with all the amusements ,fairground and beach close by. Hot tub is a plus. Only criticism was the outside bins. they were all full and no bin liner for kitchen bin so had to buy some.

Beautiful property, all the utilities you will need, ideal location, walking distance to everything. Ideal family getaway for a beach holiday. Only downside, double beds are a bit noisy, the covers on the sofas kept sliding off and the stairs to the top bedroom is very steep.

Lovely clean set up with everything you would need for the family, bonus having the hot tub and off Street parking too. All local shops and Blue Flag beach are all in walking distance as well. Great selection of restaurants and takeaways so no need to be in the kitchen cooking, The Beck gets a big shout as great selection foods and amazing prices.

The location of the Beach House was perfect for our long weekend in Mablethorpe. We were welcomed with a great basket of treats and basics such as butter, bread and tea & coffee, a lovely cake and some biscuits, even the dog got some treats. It was a really thoughtful gesture and was greatly appreciated. Overall the house was great, plenty of space, good amenities and amble parking for 3 cars. We used the outside space quite a bit so a secure back garden was perfect for our family dog. We didnt use the hot tub so I am unable to comment on this. Generally the house was clean and tidy but I would say that the house could have been a little cleaner when we arrived. In the main bedroom there was makeup on the dresser from the previous guest and some surfaces throughout the house needed to be wiped. There was also the odd cobweb and dust in places such as the skirting boards. The sheets on the twin room upstairs also smelt a little stale. One small annoyance was that the property had two showers but you were unable to use them at the same time. With 8 adults staying this became a bit of a chore in a mornings to get everyone showered and out the door. Checking in and out was easy however some additional information on what to do with rubbish and linen would have been great as we were unsure.

Had a lovely stay. A good base, great beach walks and enjoyed using the hot tub.

Overall a good stay. Positives, a great welcome pack and good selection of games, the hot tub is massive which is great. Good to have offroad parking and location right in the town centre is excellent. I agree with others that the pictures do make it look bigger than it is. Staying with a baby, we couldnt get the pram in the front door as the corridor and baby gate made is so narrow. I used the washer an essential staying with a baby but then found the dryer wouldnt work as the water tub was full but it was impossible to empty without taking the kitchen apart to get to it. The mattress in the first floor double room sinks in the middle and wasnt comfortable. The bathroom on the first floor has been grouted not silicon sealed between the tiles and bath meaning its got gaps and the grout looking a bit dirty you notice these things when bathing a baby! Staying with a parent who has mobility and sight issues, the floors are uneven throughout the property and the downstairs shower room is very small. Part of the reason of booking this property was it had a ground floor bathroom and bedroom. One of the jets in the hot tub doesnt work as the grey dial that switches it onoff is stuckbroken in the off position. This is an honest review of what we found and feedback to the owners and we did have a good stay.

A nice property, garden is deceivingly smaller than we thought or looked in the pictures! But a good base & we enjoyed our time there.

I was surprised that the property was smaller than it looked on line. The house was clean but the garden needed some tlc. I was also surprised the hot tub wasn't checked all week. At other properties we've stayed at they are checked every couple of days. The location of the property is spot on though with relatively easy access to the beach which we spent all week on as we had amazing weather

Beach House could not be better situated or equipped and the owners could not have done more to ensure we had a wonderful stay. It was a beautifully clean house and a there was a lovely welcome pack when we arrived. Weather wise we had a few bad days but you wouldn't have wanted to spend those days in any other place in Mablethorpe, lots of space, plenty of games and puzzles, smart TV's in every room and a wonderfully large and fully equipped kitchen.

We had a great stay at the Beach House it had everything that you need to make your stay stress free. The short walk to the beach was an added bonus as was the complimentary arrival pack. If you want a relaxing holiday with a massive jacuzzi the Beach House is the one.

A very wellequipped, comfortable, spacious house within easy reach of the beach and town. Most generous welcome basket and hot tub really appreciated, made our stay such a wonderful time.

On arrival first thoughts were a bit daunting with close proximity of tall trees and dark outlook to front, however once inside the front rooms were bedrooms so no problem. , house well laid out and a, very well equipped modern kitchen , very generous welcome basket of goods, excellent.,wall lights in lounge not working very well Bedrooms okay and large bathroom upstairs, shower room and downstairs toilet , Large hot tub and covered area for dining let down by the grass not being cut and loungers covered in bird droppings, good location and close for everything, we all enjoyed the stay., shame not allowed barbeque,

Just returned from a long weekend with family 6 adults, 3 children & 2 dogs. Plenty of space enclosed & private outdoor area which was great for the kids and dogs. Hot tub was great. Location is spot on 3 minute walk to beach which is dog friendly and town, yet surprisingly quiet location. Plenty of parking for 3 big cars. Would highly recommend.

The Beach House has been renovated to a very good standard. It was well equipped and clean. The hot tub was the favourite thing at the house and was used every day. Extremely well located a very short distance from the beach and high street. Would recommend to anyone wanting to visit this area.
